When a rewire is actually needed
Not every old house needs a full rewire. What forces the call is usually one of these: rubber-sheathed twin-and-earth from the 1950s or 60s (the sheathing crumbles when you flex it), lead-sheathed cable in a 1930s survivor, aluminium ring finals from the mid-70s energy crisis, or an EICR coded C2 on multiple circuits at once. If it's a single tired circuit, we usually recommend a targeted partial. A full rewire lands when three or more circuits are past life or the customer's about to open up walls anyway.
Price bands
Partial rewire (ring finals plus lighting, 2-3 bed): £1,800 to £2,800. Typically 2-4 days.
Full rewire: from £2,990. A 2-3 bed Victorian terrace (central Ramsgate, Royal Harbour, St Lawrence) typically runs 5-8 working days; larger East Cliff or Nelson Crescent villas (4-5 bed, sub-boards, external outbuilding) run 10-14 working days and are quoted individually on survey.
Flat conversion above harbour commercial: fixed on survey; expect £2,600 to £4,400 per 2-bed flat, coordinated so the ground-floor commercial stays open.
How we work in an occupied house
One room at a time. We isolate the circuits we're rewiring, leave the rest live. You lose the kitchen ring for a day, then the lighting for a day, then the upstairs sockets for a day. Nothing goes off overnight. You cook, sleep and work through the job. If you're a family with kids at school, we plan the bathroom and hallway circuits for daytime hours only.
Making good
Chase channels get made good with bonding coat and finish plaster ready for you or your decorator to paint. Ceiling roses and pendant drops are reinstated flush. Where we lift floorboards, we screw them back down flat. What we don't do is skim ceilings, paint or match wallpaper - that's a decorator's job and we tell you at quote so it's in your budget, not a surprise.
The listed / conservation-area conversation
Ramsgate has significant listed building stock and Article 4 conservation cover on much of the historic core. A West Cliff Grade II star villa (The Grange being Grade I) is not a job you chase channels into a Pugin-era plaster feature without a listed-building consent conversation first. On listed buildings we route through voids, up service risers and via loft-to-void with fished drops rather than surface chase. Slower and more expensive; but it's the only route that keeps the house legal.
Certificates and sign-off
Full Electrical Installation Certificate on completion. Part P Building Regs compliance certificate lodged with our Competent Person Scheme and posted to you within 30 days. That is what your solicitor wants to see at the next remortgage or sale - a full rewire without it is worse than no rewire at all.
