Why local matters
Ramsgate is Britain's only Royal Harbour, granted the title by George IV in 1821 after his embarkation. It is also Pugin's home town: Augustus Welby Northmore Pugin built The Grange and St Augustine's Church on the West Cliff between 1843 and 1851, and his neo-Gothic ecclesiastical work still sets the visual grammar of the older streets. Almost the whole of the Royal Harbour and both cliff tops sit in Thanet District Council conservation areas. Article 4 directions across the historic core remove permitted development rights for street-facing electrical work.
That drives how we route cable. Chased channels down a facade need conservation-officer sign-off. External accessories on the West Cliff take a salt-marine specification. Solar arrays on a street-facing pitch of a Grade II listed West Cliff villa need listed-building consent before we can even quote the MCS install. And every Ramsgate job that touches the incoming main gets a service enquiry to UK Power Networks Southern first, because the historic underground network here is dense and sit-down times are longer than Thanet average.
Conservation area?
Thanet DC administers conservation areas over most of the Royal Harbour, Vale Square, the West Cliff Pugin quarter, the East Cliff Wellington Crescent frontage and stretches of Nethercourt. Listed buildings run to Grade I at St Augustine and Grade II star at The Grange. Article 4 directions remove permitted-development cover on street-facing works.
We survey the historic fabric before quoting, propose least-intervention routes (loft to void with fished drops rather than chased channels), and support your listed-building consent application when the works require it. Consent fees are not our cost; the survey time and the drafting help are.
Neighbourhoods
The Royal Harbour is Georgian and early Victorian townhouse over commercial ground floor with tight service risers. The West Cliff is Pugin plus mid-Victorian villa on chalk. The East Cliff is Wellington Crescent and later Victorian terrace with HMO conversion history. St Lawrence is inland Victorian into interwar semi. Pegwell backs onto the Nature Reserve. Cliffsend is post-war and Manston-airport adjacent. Same trade, six different jobs.
Georgian and Regency townhouse frontage over harbour commercial. Multi-storey service risers, historic underground DNO. Salt fog from the marina drives external-accessory spec.
Pugin ecclesiastical grammar. Grade I St Augustine, Grade II star The Grange, Victorian villa terraces on Nelson Crescent. Listed-building consent is a first conversation, not an afterthought.
Wellington Crescent's Regency curve and the later Victorian streets behind it. Heavy HMO and flat conversion. Sub-board proliferation and legacy 3036 fusewire common.
The valley village inland of the cliff. Victorian terrace and interwar semi, family occupancy. Rewire and consumer-unit territory more than EV and solar.
South Ramsgate onto Pegwell Bay Nature Reserve. Post-HS1 relocator homes with big solar plus battery investment cases. Wind uplift matters on the exposed south side.
West of Pegwell, near the old Manston airport perimeter. Post-war brick semi and modern estate. Straightforward domestic work; EV charger uptake climbing.
Pugin, the harbour and the cliff
The Sunday Times listed Ramsgate in its Best Places to Live UK in 2022, and the town has absorbed a serious post-HS1 wave of London relocators since the 2009 timetable brought St Pancras to 76 minutes. That's driven a housing-stock upgrade cycle we're right in the middle of: consumer units from the 1970s and 1980s condemned on purchase EICRs, whole floors converted from lath-and-plaster into open-plan with modern lighting demand, and driveway EV chargers appearing on streets where the DNO connection dates to nationalisation.
None of this is an emergency; all of it is planning work. We quote before we cut. We match cable routes to the fabric of the house. We tell you if a job needs a listed-building consent before you commit to a completion date.
Standards we hold to
BS 7671:2018 Amendment 2:2022 is the wiring regulation we install to. Part P of the Building Regulations is what we self-certify against via our Competent Person Scheme. G98 and G99 are the DNO notifications for EV chargers and solar arrays into UK Power Networks Southern. MCS is what qualifies a solar-plus-battery install for Smart Export Guarantee tariffs. OZEV is the government grant scheme for eligible EV chargepoint recipients.
None of that is optional. It is the reason a Ramsgate landlord can serve a Section 21 without an electrical breach reopening the case.
