East Cliff, Ramsgate.

Wellington Crescent's Regency curve above the East Sands, the later Victorian streets behind it, and the biggest concentration of HMO and flat conversion in the town.

The East Cliff stock

Wellington Crescent is the East Cliff signature: Regency-era stucco terrace forming a long curve above the East Sands, Grade II listed in most of its run, with panoramic Channel views and a lot of the town's most expensive residential frontage. Behind it, Victoria Parade and the Truro Road, Camden Road and Wellington Road terraces are later Victorian and mid-Victorian working townhouse. Much of that stock has been divided into flats since the 1960s and 1970s, and many of those divisions carry the electrical scars of successive part-refurbishments.

What we do most here

HMO and flat-conversion EICRs. The 2020 Regs plus Thanet DC's HMO licensing regime means most East Cliff HMOs are on a 5-year cycle at most and often a shorter internal-standard cycle. C2 codes from previous inspections routinely include: shared consumer units without per-flat isolation, missing bathroom supplementary bonding, obsolete Wylex plug-in fusewire in shared risers, and undersized sub-mains from head-of-street to top-floor board.

Sub-board rationalisation. Two-flat conversions where the ground-floor board sits under the ground-floor kitchen and the first-floor board sits under the first-floor stairs, both fed from a shared meter position but neither one properly isolated. We tidy these into a compliant configuration or, more often, quote a proper riser rewire and single-supply-with-two-metered-boards install.

Whole-villa rewires when the property is being restored to single-family use - increasingly common as the post-HS1 buyer profile takes over the East Cliff.

Cliff-top wind and salt

Wellington Crescent, Victoria Parade and the front of Winterstoke Gardens are exposed cliff-top. External accessories corrode fast. We spec IP65 as minimum, 316-stainless-fixings, gel-filled junction boxes at every accessible joint. Solar arrays here need proper wind-uplift calculation (BS EN 1991-1-4); a standard interior-Kent hook install will lift in the first winter storm and take the ridge tiles with it.

Practical access

Wellington Crescent parking is on-street with visitor restrictions during summer. We book a permit through Thanet DC in advance for anything over a half-day, so scaffold and delivery lorries don't cost you a fine.
