LED downlights, thermal cutouts and old Ramsgate plaster

Fire-rated is not optional

Any downlight cut into a ceiling that separates two occupied rooms - which is almost every ceiling in a Ramsgate house - must be fire-rated to at least 30 minutes under Approved Document B of the Building Regulations. Fire-rated downlights have an intumescent seal that expands under heat and closes the hole in the compartment; non-rated fittings leave a chimney to your loft or first-floor void that lets fire propagate at ceiling height. This is fundamental to why the 90-second-to-3-minute escape times in a domestic fire depend on ceilings staying intact.

A non-rated recessed downlight in a compartment ceiling gets coded straight C2 on an EICR (potentially dangerous). We don't fit them. If a customer asks us to fit a cheaper non-rated fitting because 'the last electrician did', we refuse and explain why.

Lath-and-plaster ceilings

Ramsgate has more original lath-and-plaster ceilings than the Kent average, particularly on the West and East Cliffs. Lath-and-plaster is oak or fir riven laths tacked to joists with horsehair-bound lime plaster on top, running 20-40mm thick. Cutting a fire-rated downlight into it isn't the same as cutting into modern MF board. We use a purpose-cut circular cutter at very low speed, back the cut from above where the void is accessible, and often need to piece back a plaster patch around the fitting bezel where the cut has caught a lath.

Sometimes the honest answer is 'this ceiling shouldn't have downlights cut into it'. In a historically important West Cliff villa with original decorative plasterwork, we recommend surface-mount or pendant lighting instead. It costs less and doesn't destroy an original ceiling. We tell customers this before quoting the downlight job.

Thermal cutout and lifespan

Modern LED downlights include a driver in the fitting body. The driver is the shortest-life component in the fitting and it's temperature-sensitive: run at 65C the driver has 50,000-hour life, run at 85C the driver has 15,000-hour life. Insulation piled directly on top of a downlight (which happens routinely in Ramsgate lofts where the loft has been re-insulated to 300mm without regard to the downlights below) puts the fitting well above 85C. Thermal cutouts in the fitting will trip; the downlight will flicker or drop out at high loft temperatures.

Fix: fire-rated fittings that are also insulation-compatible (IC-rated), or fire hoods over standard fire-rated fittings with a 50mm insulation-free zone around them. We spec IC-rated as default on any install where the downlights are below an insulated loft. It's a £3-5 uplift per fitting and it doubles the useful life of the driver.

Colour temperature

2700K to 3000K in a period Ramsgate room. 4000K in a kitchen or utility room. 5000K daylight only when specifically requested for a workshop or a task-lighting install. 6500K cool-white - never in a domestic room, and we won't fit it. In a Vale Square or Wellington Crescent townhouse, dim-to-warm fittings (2700K at full, 1800K at low dim) match the visual character of the original gas or oil lamp temperature the house was designed for.
